Home › Texas broker sponsorship, without the split
If your license needs a sponsoring broker in Texas, you have two real options: pay a percentage of everything you earn, or pay a flat fee. CapTex Realty is the flat fee.
What sponsorship actually means
Under TREC rules, a sales agent license in Texas is not active until it is sponsored by a licensed broker. That is the requirement. What varies enormously is what that sponsorship costs you and what you get in return.
Most brokerages charge a commission split, commonly 70/30 or 80/20, sometimes with a cap. On paper the monthly cost is zero. In practice you pay a percentage of every deal you close, forever, whether or not the brokerage did anything to help you close it.
CapTex charges a flat $100 per month and a flat $99 broker-compliance fee per closed transaction. You keep 100% of your commission. There are no desk fees, no franchise fees, and no monthly minimums.
The important property of a flat fee is that it does not scale with your production. A split does. The better your year, the wider the gap between the two models gets.
Take an agent closing 12 deals a year at a $400,000 average sale price, earning 3% on their side. That is $144,000 in gross commission.
$100,800
You keep 70%. The brokerage keeps $43,200.
$141,612
You keep 100%, less $1,200 in membership and $1,188 in closing fees.
That is roughly $40,800 more per year for the same work. At three or more closings a year, a full-time agent generally comes out ahead on the flat-fee model.
Low cost is only worth something if the support is real. Here is what comes with sponsorship, at no additional charge.
Flat fee does not mean you are on your own. It means you are not paying a percentage for things you do not use.
When a contract gets complicated, when an inspection blows up a deal three days before closing, when you need a second read on an addendum, you call your broker directly. Not a support queue. Not a ticket. Not a form.
You also get broker-backed CMA and pricing support to help you win listings, and an optional dedicated transaction coordinator billed at closing and waived if the deal does not close.

CapTex holds active MLS access in Austin and Houston, so you can build your business in either city, or both, under a single sponsorship. That is unusual among low-cost sponsors and it is expensive to maintain, which is exactly why most of them do not.
