Austin broker sponsorship, without a commission split
If you are working the Austin metro and paying a share of every closing to your brokerage, this page covers what changes and what does not.
$100 / month + $99 per closed transaction. No percentage split. Unlock MLS and ABOR dues are paid by you, directly.
What Austin coverage means here
Unlock MLS, via ABOR
The Austin metro is served by Unlock MLS, the multiple listing service operated by the Austin Board of REALTORS®. Its coverage extends well beyond the city, across Travis, Williamson, Hays, Bastrop and neighbouring counties into the Hill Country.
Your MLS and association membership is held in your own name and the dues are billed to you directly. That is normal in Texas and it means your MLS access moves with you, not with the brokerage.
Forms and paperwork
Austin transactions typically run on TREC promulgated contracts together with Texas REALTORS® and ABOR forms. [Owner to confirm exactly which forms libraries CapTex provides access to and which require your own association membership.]
Broker file review applies to every transaction regardless of market.
Where the maths lands for an Austin agent
Austin's median sale price is materially higher than the Texas average, which raises the gross commission on a typical side. A percentage split scales with that. A flat fee does not.
Put differently: the higher your average sale price, the more a 30% split costs you for the same amount of brokerage involvement. Run your own figures in the calculator, or see the break-even math at several production levels.
Current market statistics are published monthly by ABOR and Unlock MLS. We do not reproduce them here because they change every month and we would rather point you at the source than quote a stale number.

Takes about two minutes. No payment is taken and no obligation is created at this stage.
